About the Role

To support the Business and Credit functions by providing independent, accurate, and compliant valuation assessments of landed property offered as collateral. The role ensures collateral adequacy, marketability, and regulatory compliance, thereby enabling prudent credit decisions, effective risk mitigation, and protection of the Bank’s asset quality in line with CBK Prudential Guidelines and internal credit policy

Qualifications or requirements (e.g., education, skills)

  • Bachelor’s Degree in Land Economics, Real Estate, Valuation, or an equivalent course recognized by ISK and VRB.
  • Postgraduate qualification in Real Estate or Finance is an added advantage.
  • Full Membership of the Institution of Surveyors of Kenya
  • Registration as a Valuer with the Valuers Registration Board of Kenya
  • Proficiency in applying market comparisons, investment/income approaches, and cost/replacement methods to determine property
  • In-depth understanding of Kenyan land tenure systems, the Registered Land Act, and Insurance Regulatory Authority (IRA) regulations.
  • Ability to prepare accurate valuation reports for insurance, mortgage, and market purposes.
  • Ability to analyse property market trends, investment dynamics, and economic factors influencing asset values.
  • Deep understanding of Kenyan land tenure systems, including freehold and leasehold interest.
  • Knowledge on Physical planning & Land Use
  • Understanding of Estate Agency
  • Investment appraisal of construction projects
  • Property conveyance knowledge
  • Land Surveying knowledge
  • Understanding of the Property Finance process to enable incorporation of the technical skills with the business.
  • Proficiency in MS Office Suite, Geographic Information Systems (GIS), and property valuation software.
  • Maintaining high ethical standards to ensure independent, unbiased valuations.
  • Excellent verbal and written communication skills to present findings to clients and stakeholders

Experience needed

  • 3–5 years’ post registration experience in property valuation.
  • Proven experience in mortgage valuation, asset assessment, market analysis, and regulatory compliance.
  • Exposure to banking, credit risk, or valuation consulting is an added advantage.

Responsibilities or duties

  • Conduct physical inspection of properties to confirm location, condition, tenure, land use, and improvements.
  • Prepare and/or review valuation reports for residential, commercial, industrial, and agricultural properties.
  • Determine Market Value and Forced Sale Value (FSV) in accordance with ISK/VRB standards and Bank policy.
  • Assess suitability and adequacy of collateral offered for proposed credit facilities.
  • Review valuations submitted by CBK‑approved external valuers, challenge assumptions, and validate comparables.
  • Identify collateral‑related risks (title, zoning, environmental, marketability) and recommend mitigants.
  • Highlight valuation gaps, policy breaches, and exceptions and recommend for further review or approval.
  • Monitor collateral coverage levels and valuation validity across all Business portfolio.
  • Support early identification of concentration risks by geography or asset type.
  • Recommend revaluations, additional security, or restructuring of collateral where risks are identified.
  • Provide technical input into watchlist, early alert, and recovery discussions.
  • Contribute to review and improvement of valuation guidelines, templates, and collateral acceptance standards.
  • Ensure adherence to CBK Prudential Guidelines, internal Credit Policy, and valuation governance frameworks.
  • Support embedding of valuation requirements into credit workflows and systems.
  • Partner with Business, Credit, Legal, Recoveries, and Operations teams on collateral matters.
  • Guide Relationship Managers and Credit Teams on acceptable security structures.
  • Visit customer sites jointly with Business Teams where required to validate information submitted for review.
  • Maintain property price databases and market comparable evidence.
  • Prepare periodic reports on valuation volumes, exposure trends, and collateral risks.
  • Provide valuation inputs for Credit Committees and Management reviews.
  • Monitor insurance arrangements and valuation alignment for insured assets.
  • Support audit reviews, CBK inspections, and internal risk assessments.
  • Participate in Early Alert and other relevant risk committees when required.
