Reporting to the Property Manager, the role of the Caretaker shall supervise the day-to-day operations of the office complex to the satisfaction of its tenants, the Property Manager, Management Committee, and the management of the board of directors.
Major duties & Responsibilities
- Ensure timely rent and service charge collection.
- Ensure the building is always kept clean in liaison with the service provider.
- Conduct regular inspection of the buildings’ facilities and services and report on repairs and maintenance needs.
- Ensuring that all mechanical systems are functioning properly.
- Oversee and monitoring the general security of the building in liaison with the service provider.
- Enforcing security protocols and regulations to ensure safe environment.
- Submit daily status reports to the property manager for information and action/direction, relating to security, repairs and maintenance, tenant welfare and rent collection.
- Maintain a stock register for all items issued through the property manager and their usage.
- Attend to emergency breakdowns, security incidents and taking appropriate action to resolve them.
- Assist in the letting of space.
- Perform any other duties that may be allocated by the property manager and the Management Committee.
Person Specification
- Diploma/Higher National Diploma in Property Management, Facility Management, or a related field.
- At least 2 years of experience in property maintenance & repair, security, or facility management.
- Knowledge of property laws and regulations in Kenya.
- KCSE (mean grade C-) or equivalent qualification.
- Basic knowledge of plumbing, electrical work, and general repairs.
- Good communication and interpersonal skills.
- Ability to multitask, supervise cleaning and maintenance teams.
- Proficiency in computer applications
OR
- Certificate in Building Management, Facility Management, or a related field.
- KCSE (mean grade D+) or equivalent qualification.
- At least 5 years of experience in property maintenance, security, or facility management.
- Basic knowledge of plumbing, electrical work, and general repairs.
- Good communication and interpersonal skills.
- Ability to supervise cleaning and maintenance teams.
- Proficiency in computer applications
