Background

The Field Agent is responsible for overseeing rent collection, property inspections, lease agreement follow-ups, and sourcing new business opportunities. This role requires a highly flexible and self-driven individual with excellent communication and negotiation skills to ensure smooth property management operations. The Field Agent will act as the link between tenants, landlords, and the agency, ensuring all matters related to property occupancy and payments are handled efficiently.

Key Responsibilities

Rent Collection & Payment Follow-ups

  • Follow up with tenants on rent payments and ensure timely collections.
  • Issue reminders and notices to tenants regarding pending or overdue payments.
  • Lock houses for tenants who have defaulted on rent payments as per company policy.

Water Bill Readings & Utility Follow-ups

  • Read water meters for different houses and submit accurate bill records to the admin for documentation.
  • Follow up with tenants to ensure timely payment of utility bills.

Tenant & Lease Agreement Management

  • Monitor and track tenants who are vacating and ensure proper handover of the property.
  • Ensure all tenants have valid lease agreements and follow up on renewals or terminations.
  • Assist in resolving tenant disputes and complaints professionally.

Business Development & Client Acquisition

  • Identify and source new property management opportunities to grow the business.
  • Approach landlords and property owners to onboard new rental properties.
  • Conduct market research to identify potential properties for management or sale.

Property Inspections & Maintenance Reporting

  • Conduct routine inspections of properties to ensure proper maintenance and report any damages or required repairs.
  • Coordinate with maintenance teams to address issues reported by tenants or observed during inspections.

Documentation & Reporting

  • Maintain detailed and up-to-date records of rent collections, lease agreements, and tenant transactions.
  • Provide regular reports to management on rent collections, vacancies, and other key property-related issues.

Qualifications and Experience

  • Minimum Diploma in Business, Real Estate, or a related field.
  • At least 1 year of experience in property management, field operations, or debt collection.
  • Strong negotiation, communication, and problem-solving skills.
  • Must be highly flexible and comfortable working on the field.
  • Proficiency in Microsoft Office (Excel, Word) and basic report writing.
  • Knowledge of real estate laws and lease agreements is an added advantage.
  • Ability to work independently and handle pressure in high-demand situations.
