Position Summary
We are seeking an experienced Project Manager to lead the planning, execution, and delivery of residential house construction projects. The successful candidate will ensure projects are completed on time, within budget, and to the highest quality and safety standards. You will coordinate all stakeholders including architects, engineers, contractors, and clients-and oversee both site operations and off-site project management tasks.
Key Responsibilities
- Define project scope, objectives, deliverables, and milestones for residential projects.
- Prepare detailed project plans, schedules (Gantt charts, work breakdown structures), and resource allocation documents.
- Develop and manage project budgets; monitor costs and ensure cost control, including tracking variations and change orders.
- Lead procurement of materials, tools, and equipment; negotiate with suppliers and subcontractors; ensure contracts are well-founded and enforced.
- Supervise construction site activities: coordinate contractors, ensure safety regulations, quality standards and building codes are adhered to.
- Ensure all permits, regulatory approvals, and compliance documents are in place (e.g., NEMA, County Building Permits).
- Monitor project progress; perform regular site inspections; identify delays or risks and implement mitigation strategies.
- Maintain strong communication with clients, stakeholders, design consultants, and internal teams; provide regular status reports.
- Oversee quality assurance/quality control: verify that construction and finishings meet specification, carry out defect inspections and ensure corrective action.
- Ensure Health, Safety and Environmental (HSE) protocols are followed on sites.
- Manage project close-out: as-built drawings, handover, defects liability, final inspections.
Qualifications:
- Bachelor’s degree in civil engineering, Construction Management, Architecture, or a related field.
- Professional certifications (e.g., PMP) or relevant diplomas are a plus.
- Minimum of 5-10 years' experience managing residential construction projects in Kenya. Proven track record of delivering houses from concept/design through to handover.
- Strong knowledge of Kenyan building codes, standards, regulations, and practices.
- Proven ability in budgeting, cost control, resource allocation, and risk management.
- Excellent leadership and team management skills; ability to manage multiple contractors and project teams.
- Strong communication, negotiation, interpersonal skills. Fluent in English; Kiswahili is an advantage.
- Ability to use project management and scheduling tools (e.g. MS Project, Primavera, or equivalent) and standard office software.
- Strong problem-solving skills, ability to work under pressure, meet deadlines, and manage competing priorities.
