About the Role

The Business Development Executive – Residential will be responsible for driving sales and market penetration for GTC's premium residential portfolio. This role focuses exclusively on residential sales, client acquisition, agent management, and investor relations. The successful candidate will play a key role in increasing residential occupancy and revenue through proactive market engagement and strategic relationship management.

Responsibilities

  • Identify, develop, and close sales opportunities for GTC residential apartments (1, 2 & 3-bedroom units)
  • Source and manage leads from individual buyers, investors, corporates, and real estate agencies
  • Build and maintain strong relationships with property agents, referral partners, and key clients
  • Conduct property viewings, site tours, and client presentations
  • Prepare and follow up on sales proposals, offers, and booking documentation
  • Negotiate pricing and terms in line with approved sales policies
  • Maintain accurate sales records and pipeline updates in the CRM system
  • Collaborate with marketing teams on residential campaigns, digital activations, and open-house events
  • Actively participate in roadshows, exhibitions, agent forums, and property expos
  • Monitor market trends, competitor activity, and customer feedback to guide sales strategy
  • Provide weekly and monthly sales performance reports to the Head of Sales & Marketing

Preferred Skills & Experience

  • Bachelor's Degree in Business Administration, Marketing, Real Estate, or a related field
  • Minimum 4 years of proven experience in residential real estate sales or business development
  • Strong knowledge of the Nairobi residential property market
  • Proven track record of meeting and exceeding residential sales targets
  • Experience working with investors and high-net-worth clients is an added advantage
  • Excellent sales, negotiation, and closing skills
  • Strong presentation and client engagement abilities
  • High level of professionalism, integrity, and confidentiality
  • Results-oriented with strong time and pipeline management skills
  • Proficiency in CRM systems and Microsoft Office
  • Ability to work flexibly, including weekends when required for site visits and open days

Key Performance Indicators (KPIs)

  • Residential units sold per month/quarter
  • Number of residential apartments successfully sold within specified time periods.
  • Sales revenue achieved
  • Total revenue generated from residential sales against quarterly and annual targets.
  • Lead conversion rate
  • Percentage of leads successfully converted into closed sales transactions.
  • Client satisfaction and repeat referrals
  • Positive client feedback and number of referrals received from satisfied customers.
  • Active agent partnerships
  • Number of productive relationships maintained with property agents and referral partners.
