Job summary
We are looking for a dedicated Residential Property Manager to manage a multi-unit property owned by a group of private investors. The property manager will be responsible for day-to-day operations, maintaining high-end curb appeal, tenant satisfaction, and ensuring financial transparency to the ownership group.

Job descriptions & requirements
Leasing Excellence: Manage the end-to-end leasing process, including high-quality photography, listings, showings, and rigorous applicant vetting. Ensure all legal paperwork is adhered to.
Retention Programs: Develop initiatives to keep turnover low, as vacancy is the biggest "profit killer" for our investors.
Conflict Resolution: Handle tenant disputes, noise complaints, and lease violations with firm but fair diplomacy.
Service management: Ensure a high level of service delivery to the residents, including security, garbage collection, internet, etc.
Accounting and reporting: Maintain accurate books of accounts and financial records – including invoices for all works done and filing appropriate returns.
The "Owner's Portal": Maintain and update the property management software to ensure investors have real-time visibility into their asset’s performance.
Rent Collection: Manage an airtight rent collection process, including the handling of late fees and, if necessary, overseeing the eviction process.
CapEx Planning: Identify long-term residential improvements that will increase the property’s value.
Future projects: Assist the investors with the planning and execution of future projects.
Turnover Management: Coordinate "make-ready" tasks (painting, cleaning, repairs) to ensure units are back on the market within 2 days of a move-out.
Environmental management: Ensure all common areas—including lobbies, hallways, and exterior grounds—are maintained to a high standard of cleanliness.
Preventative Maintenance: Coordinate with different service providers and ensure that all facilities - including sewer treatment plant, elevator, generator, solar systems, CCTV, common lighting, landscaping, rooftops amongst others are in good working condition. Schedule regular servicing of all facilities to prevent costly emergency repairs. Vendor Management: Maintain a roster of reliable, insured contractors (plumbers, electricians, etc.) who provide preferred pricing.
