Responsibilities or duties
The Senior Quantity Surveyor is responsible for managing all aspects of the contractual and financial side of construction projects. This includes cost estimation, budgeting, contract administration, procurement, and financial reporting. The role ensures that projects are completed within budget while maintaining quality and compliance with contractual obligations.
Qualifications or requirements (e.g., education, skills)
Bachelor’s Degree in Quantity Surveying, Civil Engineering, or related field. Professional membership (e.g., BORAQS, AAK, MRICS) is required. Strong knowledge of FIDIC contracts and construction law. Proficiency in QS software and MS Office (Excel advanced level). Excellent negotiation and analytical skills. Strong commercial awareness. Attention to detail and accuracy. Leadership and team management. Problem-solving and decision-making. Communication and negotiation skills. Time management and ability to meet deadlines. Must have a passport. Must be willing to relocate. Male candidate are encouraged to apply.
Experience needed
Minimum 8 years of experience in quantity surveying, preferably in large-scale construction projects. Experience in cost control, contract administration, and claims management.

Autonomy: Freedom to carry out professionally the responsibilities and tasks described above. Working Conditions: Based primarily at project sites within the Maldives. Requires regular site inspections and coordination meetings. May involve travel between suppliers, and regulatory authorities.
- Prepare detailed cost estimates, budgets, and cash flow forecasts.
- Conduct feasibility studies and cost planning for new projects.
- Monitor project costs and identify cost-saving opportunities.
- Prepare tender documents, BOQs, and specifications.
- Evaluate contractor and supplier bids and provide recommendations.
- Lead negotiations with subcontractors and suppliers.
- Draft, review, and manage contracts (FIDIC or equivalent).
- Ensure compliance with contractual terms and conditions.
- Handle contractual correspondence and documentation.
- Track and control project expenditures against approved budgets.
- Prepare and manage interim valuations and payment certificates.
- Monitor variations, claims, and change orders.
- Assess and manage contractor claims and variations.
- Prepare and negotiate claims submissions.
- Support dispute resolution processes when required.
- Prepare monthly cost reports and financial statements.
- Provide accurate forecasts of project costs and financial outcomes.
- Report financial risks and mitigation strategies to management.
- Perform quantity take-offs and measurements.
- Evaluate completed work for interim and final payments.
- Prepare final accounts and ensure timely project closure.
- Mentor and supervise junior QS staff.
- Coordinate with project managers, engineers, and consultants.
- Ensure effective communication across all project stakeholders.
