The job holder is responsible for day-to-day site supervision, quality control, and compliance monitoring on assigned construction projects, including the KOB STEM Complex and other projects on the University campus as directed by the Project Manager, ensuring that works are carried out in accordance with the approved drawings, specifications, and contract requirements, and that the Architect and Project Manager are kept fully informed of progress, risks, and issues arising on site.

Project Support and Coordination :

  • Identify problems in advance to prevent them materializing and, where they do materialize, act quickly to resolve them.
  • Monitor, liaise, and coordinate works with the Architect and the Engineers (Civil, Structural, Electrical, and Mechanical).

Technical Compliance :

  • Check that the contractor fully understands instructions given, including drawings, and act to remove ambiguity.
  • Check drawings and specifications for discrepancies and seek the Architect's decision and clarification, particularly prior to commencement of construction; ensure construction is carried out as per drawings and specifications and notify the Resident Architect of any variances immediately.

Project Reporting:

  • Maintain accurate and objective records, recognizing that the Architect and others rely heavily on these records.
  • Ensure the Contractor maintains a Site Diary as per the contract and endorses it daily.
  • Maintain a personal diary of events per the Clerk of Works daily report format, covering physical progress, workmanship, labour force, plant and materials on site, weather conditions, and stoppages.
  • Attend all progress, site, and coordination meetings as required, whether on site or at Head Office.
  • Coordinate the filing of hard copy drawings per the system set by Management and the updated drawing list, ensuring drawings not in use are properly filed away.
  • Check and verify the Contractor's time sheets, employee pay sheets, and day work sheets for record purposes.
  • Prepare weekly and monthly schedules of works for the Architect's approval and work to the approved schedule.
  • Keep the Architect fully informed on a regular, pre-arranged basis and alert the Architect immediately when situations arise requiring decision or action.

Coordination of Quality Control and Inspection:

  • Report for rejection works that do not comply or conform to the tendered contract, through detailed inspection and regular checking of measurements.
  • Monitor project progress and the quality of materials and workmanship, in association with the Architect, against the contract programme to ensure timely delivery; notify the Architect immediately of any materials, workmanship, or site occurrences that could delay the project.
  • Supervise tests as instructed by the Architect, in association with engineers of other disciplines (Civil, Structural, Electrical, and Mechanical).
  • Check quality assurance, under the Architect's direction, against the contractor's approved quality assurance manual, ensuring standards of workmanship and materials conform to the contract and construction drawings.
  • Monitor the Contractor's health and safety procedures and notify the Architect of any immediate hazards or shortfalls.
  • Inform the Architect immediately of any problems arising and of any decisions or variations required.
  • Programme and carry out snagging of all buildings in an organised, systematic manner so that the Contractor's final snagging programme can be met without delay, and file snag lists so they can be retrieved and reviewed by the Architect.
  • Monitor trades — including installation, concealment, neatness, and routing — and check quality assurance and workmanship standards on finishes.

Contract Administration, Risk and Stakeholder Coordination:

  • Provide contract administration support by monitoring and reporting on variations and change orders, delay events, site instructions, claims-related records, requests for information, and non-conformance records.
  • Identify site risks and maintain the risks/incidents register, monitoring mitigation measures.
  • Coordinate project internal stakeholders — the main contractor and sub-contractors — including holding weekly coordination meetings to align tasks and avoid site conflicts.
  • Ensure environmental and sustainability compliance with the Environmental Management Plan (EMP) and NEMA requirements, including proper management.

Requirements

  • Bachelor’s Degree in construction management or equivalent
  • Registered with relevant professional body
  • 4 years’ experience in construction management or equivalent
