We are seeking a highly analytical and detail-oriented Market Intelligence Analyst to serve as the strategic research and forecasting lead within a real estate firm. The successful candidate will transform complex market data into actionable insights that guide investment decisions, acquisitions, pricing strategy, and geographic expansion.

• 1. Market Research & Macro Trends Tracking
• Monitor key economic indicators including interest rates, employment trends, inflation, and migration patterns.
• Analyze supply and demand dynamics, including construction pipelines, absorption rates, vacancy levels, and delivery schedules.
• Conduct demographic analysis using census and consumer data to assess population shifts, income trends, and purchasing power.
• 2. Competitor Intelligence & Asset Benchmarking
• Maintain detailed databases of competing developments across planning, permitting, and construction stages.
• Track competitor pricing, lease rates, sales prices, and concessions through market intelligence and secret shopping.
• Conduct post-project analysis to evaluate success factors and failures in comparable developments.
• 3. Strategic Forecasting & Investment Support
• Support underwriting teams with localized assumptions for rent growth, yields, and exit cap rates.
• Develop site selection models and rank potential investment locations using predictive analytics.
• Prepare quarterly white papers and executive-level presentations for investment committees and partners.

• Advanced proficiency in real estate data platforms (e.g., CoStar, Real Capital Analytics (RCA), REIS, MLS systems).
• Strong GIS skills using ArcGIS, QGIS, or MapInfo for spatial and demographic analysis.
• Advanced Excel skills (financial modeling, pivot tables) with exposure to SQL or Python for data handling and analysis.
• Strong understanding of real estate principles, zoning regulations, land use, and commercial leasing structures.
• Ability to synthesize large datasets into clear, concise, executive-ready insights and reports.
• High attention to detail with strong analytical and problem-solving capabilities.

• Bachelor's degree in Real Estate, Economics, Urban Planning, Finance, Geography, or GIS.
