KEY ROLES AND RESPONSIBILITIES.
The Property manager will be responsible for the entire operations at the property. As below:
1. Finding New Tenants
Responsibilities will include tenant management and finding new tenants for the vacant units. Marketing the rental property, therefore, is part of the job description.
2. Tenant Screening
The Property manager responsibilities will also include making sure that new prospective tenants are trustworthy and the required documentation capturing tenant details are submitted.
3. Handling Complaints
The property manager is responsible for addressing maintenance issues and resolving tenant complaints and handle situations appropriately. They are also expected to respond to emergencies and ensure that all safety precautions at the property are understood and followed. This includes being prepared to act quickly and effectively whenever an urgent issue arises.
4. Coordinating Tenant Turnover
The Property Manager will be responsible for managing both move-ins and move-outs. This includes inspecting rental units after a tenant leaves, identifying any damages, arranging for cleaning, and ensuring all repairs are completed before the next tenant arrives. This requires an understanding of landlord-tenant laws and the confidence to handle such matters professionally.
5. Setting, Collecting, and Adjusting Rents
The property manager will establish clear systems for rent collection via the respective payment channels provided, including payment deadlines and processes to verify that all tenants have paid as agreed. Additionally, the property manager is responsible for collecting rent and setting rental rates that reflect current market conditions. They will also make necessary adjustments to ensure the rates remain attractive to tenants while still generating sustainable income for the property owner.
6. Property Maintenance
This will ensure the property stays in good condition and is a safe environment for the tenants. This will be through the supervisory role of the caretakers and follow up for their shifts and workplans.
7. Securing the Property operations
Ensuring security, Internet, Power and water supply at the property are efficiently running for all tenants to ensure tenant retention.
